NYC Dept. Of Buildings Elevator Code Req. for Periodic Inspections

 
 

NYC BUILDING CODE CHANGES EFFECTIVE JANUARY 1, 2022  

The NYC Department of Buildings will no longer subcontract “Periodic Inspections”.

These annual inspections were previously called “PVT’s”, and were done by Agencies that were hired by the DOB on your behalf.

As of January 1, 2022, these inspections will become the responsibility of the building owner. These inspections are in addition to and cannot be done within 3 months of any Category I or 5 testing. The Agency performing these inspections cannot have any affiliation with your elevator maintenance company.

The Department of Buildings has also significantly reduced the time frames for filing and making repairs and/or corrections for these inspections. After testing, if repairs or corrections are needed, an AOC (Affirmation of Corrections) should be done by your elevator company. Late filing for any of the testing or corrections will result in a penalty.

Listed below are the new time frames mandated by the DOB:

PERIODIC INSPECTIONS

  • Must be filed by your third-party agency within 14 days from the inspection date.

  • Cannot be done within 3 months of any Category 1 or 5 testing.

  • Building owner is responsible to provide test results to your elevator company.

  • All defects (if any) must be corrected within 90 days of the testing date.

  • A 45-day extension for corrections may be granted by application to the DOB.

  • The elevator company has 14 days to file an AOC after the correction date.

CATEGORY 1 & 5 INSPECTIONS

  • Must be filed within 21 days after the test date with all applicable signatures.

  • Corrections must be made within 90 days after the test date.

  • The elevator company has 14 days to file an AOC after the correction date.

  • Private residence wheelchair or dumbwaiter are not required to file a report.

  • Private residence owners shall be required to provide a maintenance log for the DOB.
